Eviction help · US & UK

Eviction help for small landlords, from notice to court filing.

RentLease guides you through the eviction process step by step. Answer a few questions about your tenant and property, get the correct notice for your state, and prepare your court paperwork faster.

Who it's for

Independent landlords with roughly 1–25 units who manage their own rentals and want a clear, compliant path through rent arrears and problem tenancies.

What it does

Shows timelines and notice rules by state, drafts the first notice, tracks key dates, and, on higher tiers, prepares a court filing kit and attorney-ready evidence bundle.

Where it works

All 50 US states plus the UK. See state-specific timelines and fees: California, Texas, New York, Florida, UK.

How eviction works with RentLease

  1. Start an eviction case. Confirm the property, tenant, location (US state or UK), and reason for eviction (e.g. non-payment, breach, end of tenancy).
  2. Get the correct notice for your state. The Eviction Assistant uses your location and reason to pick the right notice type and explain how much notice you must give the tenant.
  3. Serve and track the notice. You record how the notice was served (mail, email, text, hand-delivered) and RentLease tracks the response deadline and next steps on your dashboard.
  4. Prepare your court filing kit (Premium / add-on). When it's time to go to court, RentLease pulls your case details into a draft complaint, summons, and affidavit, plus a checklist of what to bring.
  5. Generate an attorney-ready package (Premium / add-on). For complex cases, RentLease organizes your lease, payment history, messages, notices, and proof of service into a chronological packet you can hand to an attorney.

Frequently asked questions

Who is RentLease eviction help for?

RentLease is built for independent landlords with roughly 1–25 units who manage their own properties and want simple, guided eviction workflows without hiring a full property management company.

Does RentLease replace an attorney?

No. RentLease prepares notices, timelines, and document checklists based on your answers and state rules, but it does not provide legal advice. You should consult a qualified attorney in your jurisdiction before taking legal action.

Which locations are supported?

We support all 50 US states and the UK. The Eviction Assistant asks where your property is located, then tailors notice types, timelines, and filing guidance to that state or country.

How does pricing work for eviction features?

RentLease will offer a Pro tier with a limited number of eviction notices and a Premium tier with unlimited notices plus court filing kits and attorney-ready packages. One-time add-ons will be available for court kits, attorney packages, and full-service filing.

What do I actually get from the Eviction Assistant?

You answer a short set of questions about your property, tenant, location, and reason for eviction. RentLease then generates a tailored notice, explains how long you must wait, and outlines your next steps. With higher tiers you can generate court documents and download an attorney-ready evidence package.

RentLease is a software platform that helps you organize information and generate documents. It does not provide legal advice, and using RentLease does not create a lawyer–client relationship. Always check local law and speak to a qualified attorney before taking legal action.
